Can I sell my land without planning permission?

Selling a plot of land without planning permission is likely to be the quickest way to dispose of the asset, however it is also the option that will yield the lowest sale price. A buyer would invest their money in the hope that planning consent would be granted at a later date, but this is a risk taken into consideration when making an offer to buy. The price would therefore be somewhere between the site’s current ‘as is’ value and what it would be worth with planning permission.

What does a land promoter do?

A land promoter will work towards obtaining planning permission for the site on behalf of the current owner, at his own risk. Their objectives are aligned in the sense that they are both motivated to maximise the value of the site for sale. When the land is sold with planning consent, the land promoter receives a share of the sale price. However, it is usually the case that the seller’s net proceeds are still higher than they would have been without the services of the land promoter.

What is the difference between brownfield and greenfield sites?

If you are thinking of buying land in Burgess Hill or anywhere in Mid Sussex, you will find that land for sale typically falls into two categories: greenfield and brownfield sites. Greenfield sites are previously undeveloped land, such as fields. Brownfield sites are previously developed land that has, or had, buildings already on it. It is theoretically possible to develop both types of land. However, it will be easier to obtain planning permission for brownfield sites. That said, you will also need to apply for permission for change of use, say from commercial to residential development.
